Historically Significant

In the last two blog posts, I focused on the beautiful Seattle neighborhood of Roanoke Park. Today we continue looking at historically-significant houses on just the street of Harvard Avenue East. There are many more historically-significant buildings and sites within Roanoke Park, but we will focus on just these few for now.

In yesterday's blog we looked at the Clifford C Lambert house at 2716 Harvard Avenue E. Its neighbor to the north is the Harry and Emma Stokes House, which was built in 1906. Harry Stokes was from Canada and his Stokes Company manufactured candy and ice cream, and also operated the Stokes Confectionary and Lunch Parlors. Harry and Emma Stokes lived at 2722 Harvard Avenue East until he died.

The house is a two-and-a-half story American Foursquare with a hipped roof and 2-inch exposure clapboard siding. A large hip-roofed porch centered over the main facade is supported by square pillars. The first and second stories contain original one-over-one, double-hung windows. Above the porch is a Palladian style window. A large hip-roofed dormer on the main elevation has a replacement metal sliding window.

Moving to the south of the Lambert house, we come to the William and Mary Chisholm House at 2712 Harvard Avenue East, built in 1908. William Chisholm was the owner in 1920, and vice-president of Merrill and King Logging Company.

The house itself is a two-story American Foursquare with a hipped roof and a hip-roofed center domer. Square pillars support the full-width porch-balcony. The balcony is enclosed by a simple railing. Original, narrow ten-light casement windows flank the second story door, which is of a later period. The house entrance is on the left side of the full-width porch. Most of the original exterior and interior are intact, but some front windows and window openings have been altered.

The Neoclassical Revival Duhamel-Parsons House is just to the south of this neighbor. It was built between 1903 and 1909, and is listed individually on the National Register. Architect and later builder Edward J. Duhamel designed, built and resided in this mansion, on the northeast corner of Harvard Avenue E and E Edgar St. It is known locally as the Harvard mansion.

It is a two-and-a-half story frame clapboard house. The roof was originally shingle, and is now composition. Modillions outline the house roofline and the roof of the front porch. A square porch is supported by four Corinthian columns that rise to the second story, as do the pilasters on either side of the centered front door. A balcony on the square porch roof is reached from a door in the centered front gabled dormer. Gabled dormers are on the sides as well. The original cut glass windows are intact. A terrazo-floored conservatory takes up more than half the width of the house on the east side.

A finely turned balustrade extends around the wrap-around first story porch. A wrap-around walkway that roofs the first story porch extends around the second story and is supported by one-story Ionic pillars that also serve as posts for the first-story porch balustrade.

Harvard Avenue East is a lovely street of fine, historic homes and mansions, which is highly visible to residents entering Interstate 5 North from here.

Buying in Roanoke Park

Roanoke Park is a grassy, pleasant 2.2 acre park located on north Capitol Hill in Seattle where 10th Avenue E ends at E Roanoke. Located in the residential area known by the same name, it has fruit trees that burst into color in the spring. It's an ideal place to enjoy a picnic while your kids frolic in the play area. The City originally acquired it in 1908 for hikers and bicyclists headed down the long, winding road to Washington Park and Lake Washington.

The residential area itself, in the 98102 zip code, is one of the city of Seattle's most desirable locations. The Roanoke Park Historic District is bounded by Shelby Street on the north, E Roanoke St to the south, Harvard Ave on the west, and Tenth Ave on the east. It contains 134 buildings, structures and sites of historical significance.

Roanoke Park contains many beautiful homes of various architectural styles including late Victorian, Queen Anne, Colonial revival, Tudor revival, Italian Renaissance, Craftsman and Bungalow. 63% of the housing stock is over 100 years old. A Seattle Architectural Foundation walking tour brochure describes the neighborhood as "a quiet, largely unexplored island of tree-lined streets with lovely residences that reflect early 20th century home styles."

Views abound in this neighborhood. West from Harvard Avenue E, residents enjoy views of the Space Needle, Gas Works Park, Olympic mountains, and sunsets over Lake Union, with its boats, ships in dry dock, seaplanes, and community of floating houseboats. Other views in the neighborhood look toward the morning sun, Montlake cut and the exquisite Montlake drawbridge with its NeoGothic towers. In the distance lies the University of Washington campus, glistening Bellevue skyline, Lake Washington and Cascade mountains.

Residents are automatically eligible to put their children into the highly-rated TOPS K-8 elementary school at 2500 E. Franklin Ave. TOPS is an alternative K-8 public school dedicated to giving students a complete education while emphasizing themes of social justice and citizenship.

The median home price for a three bedroom, 2.25 bath, 1775sf in Roanoke Park is $745,000 - which sells in just 17 days in today's market.
