Western Washington Waterfront
There are currently 282 active residential listings for three+-bedroom waterfront homes in King, Kitsap, Pierce, Snohomish and Island counties listed on the NWMLS right now. The least expensive is listed at $74,900 and the most expensive is listed at $28M. Median price is $1.1M.
The three 3-bedroom homes that are under $125,000 are either teardowns, bank-owned, or both. But that doesn't mean there aren't deals out there! There are 49 waterfront properties with less than three bedrooms, priced under $600,000.

Waterfront
Fall is a great time to be looking for waterfront property, as the weather turns cooler and vacation homeowners close up their properties for the season. Perhaps they did not get to use that second home as much as they would have liked, and the trouble and upcoming expense of maintaining another home is weighing on their mind. Transactions usually take some time to negotiate, so approaching a Seller now means that the new buyer has more time to enjoy the property when the weather turns warm again.
There are currently 397 waterfront homes listed for sale on the NWMLS for under $350,000. Four of these are in King County.

Days on Market
How long should it take to sell a house for maximum market value? Let's take a look at our Lake Sammamish example from previous blogs.
70 days was the average number of days on market for all sold waterfront houses on Lake Sammamish in the past six months. But 58% of those sales occurred in less than 30 days. These faster sales received 97% of the asking price, while 25% of the Sellers held out for full price in 61-120 days on market.
The top listing agent on Lake Sammamish during that time sold four waterfront homes in an average of 34 days on market for 95.6% of the asking price. Fifty percent of these sales sold for at least 100% of asking price.
Seven other sales of Lake Sammamish waterfront homes took an average of 75 days and garnered 94.62% of the asking price. 43 percent of these sales went for at least 100% of asking price.
The top listing agent was able to produce a sale in under half the time it took less experienced agents. The top agent was also able to negotiate a 1% higher price.
Experience and specialization do seem to result in better numbers for our top agent. It may be that this top agent is better at determining market value for an initial list price, or may have better marketing methods in place to sell quickly. In none of the top agent sales did this listing broker also procure the buyer.
But experience matters when making decisions on real estate. Keep this in mind when selecting brokers to handle your real estate transactions.

Pine Lake Waterfront
It is commonly held that you haven't seen Seattle, unless you've seen it from the water. Seattle is a beautiful city, on the shores of the estuary that is Puget Sound. We are blessed with waterfront that includes saltwater bays, rivers, and fresh water lakes.
So we investors sometimes like to venture a bit farther from the City to the beautiful waterfronts that make up King County. One such area that is a hidden gem to many is that of Pine Lake, a small lake just east of Lake Sammamish.
Waterfront is always difficult to appraise, as each is so unique. But I thought I would share some statistics to identify trends that have been happening in this particular waterfront market.
Here is what we find looking at three years worth of data from the NWMLS:
Median sales price in the Pine Lake area was:
2015 - $807,500 ($262.43/sf)
2014 - $660,000 ($236.56/sf)
2013 - $648,475 ($209.12/sf)
This upward trend in prices is reflected in recent sales figures throughout King County. But there are still good deals out there for investors looking for waterfront property. Living on Seattle Waterfront

The Seattle Waterfront is a span of parks, piers, ferry and ship terminals, promenades and public spaces like Pioneer Square and Alki on the south to Discovery Park and Matthews Beach on the north. Highlights along the waterfront include Seattle Aquarium, Myrtle Edwards Park, Seattle Art Museum's Olympic Sculpture Park, Greenlake, the Ballard Locks, two cruise ship docks, Washington State Ferry terminals, arcades, restaurants, shopping, bike paths, fishing piers, boat launches, and a spectacular view of Puget Sound, the mountains, and the city.
Many of Seattle’s neighborhoods touch the waterfront, like downtown, Ballard/Fremont, Magnolia, and the University District. However there are several prominent waterfront communities nestled throughout Seattle: Lake Washington, Greenlake, Lake Union, and West Seattle, with houseboat communities in many favorite waterfront locations.
Lake Washington is an eastern Seattle treasure extending from south Seattle beyond the University district up to Sand Point and Magnuson Park. Its communities feature a waterfront arboretum, miles of trails and parks lining the lake, foot/bicycle traffic to I-90, access to University Bridge and a spectacular show during Seattle’s annual SeaFair boating/water celebration. Lake Washington is the largest fresh water lake in King County, and the second biggest lake in the state. Along Lake Washington is also the Burke-Gilman trail, a popular spot for active and outdoorsy people on bicycle or foot. Here mostly residential homes line the shores.
Greenlake’s neighborhoods spiral around the lake, track, and zoo. Here, there is 3-mile loop path and local support for a host of community events, markets, and active lifestyles.
