Seller's Market



Newly released figures from the NWMLS for October show pending sales are up 7.8 percent from a year ago, rising from 8,643 transactions to 9,317. Nearly half the counties in its service area reported double-digit gains in the number of mutually accepted offers. For the four-county Puget Sound region encompassing King, Kitsap, Pierce and Snohomish counties, Northwest MLS members tallied 6,977 pending sales, the highest October volume in a decade.

Yet inventory is down 23% from last October! If only we had more homes to sell!

Home Prices Up in Seattle



Beautiful day in the neighborhood today, so my mortgage lender and I are knocking on doors and looking for sellers ready to put their houses on the market. <br><br>
The Puget Sound Business Journal reported that home prices in the Seattle area climbed 9.3 percent over the 12-month period that ended in February, according to the S&P/Case-Shiller Home Price Indices.<br><br>
The year-over-year increase is further evidence that the Seattle-area housing market is well on the road to recovery after getting badly battered after the collapse of the nation’s housing bubble.
Seattle’s increase matched that of S&P/Case-Shiller’s 20-city composite index, which also rose 9.3 percent during the 12-month period that ended in February. All 20 cities have now had year-over-year increases for at least two straight months, a statistical event last recorded in 2005. <br><br>
Seattle Bubble, a residential real estate blog, maintains an interactive graph of the year-over-year change for each of the 20 cities. <br><br>
Average home prices nationwide are now back to levels last seen in the fall of 2003, S&P/Case-Shiller said in a press release. <br><br>

Thinking about Selling?

My partners and I plan to purchase several single family and multi-unit properties this year, and we could use your help. We believe this is the right time to be buying Seattle area property.

My investment partners and I own several properties in the Seattle area. We specialize in buying properties in today’s down market, often purchasing properties through techniques that allow sellers to receive more income than traditional closing methods. We can provide a passive income stream, deferral of taxes, or freedom from debt, fix-up costs and/or repairs. That means that in today’s skittish lending market, we can close without relying on conventional financing.

We typically buy properties in “as is” condition that other realtors won’t list or can’t sell. My partners and I look for properties to fix and sell, or hold and rent, improving the neighborhood and offering new buyers or residents the chance to live in a nicer community. As a broker, I am able to list properties for sellers that do not meet our purchase criteria and for whom a retail sale is the best option.
