FREE Investor Training



The Real Estate Association of Puget Sound is offering a FREE ORIENTATION this Saturday for novice investors, new members  and guests designed to help the novice real estate investor make full use of the membership resources and benefits of REAPS in order to jump start their career as a real estate investor. Members of the public are welcome to attend. 

REAPS is the oldest – and largest - professional association for the real estate investor this side of the Mississippi.  As a not-for-profit association, REAPS aims to motivate and support REAPS members and guests through education, discussion, legislative action and networking.  REAPS hosts over 70 live events a year around Puget Sound and they are all open to the public.

Speakers at the orientation include practicing real estate investors who will highlight the membership resources most important to new investors.

This FREE ORIENTATION will be held from 10:00am - 12 noon, this Saturday, at the Mercer Island Community Center. Because space is limited for this event, please RSVP in advance at the REAPS website www.reapsweb.com.

The Real Estate Association of Puget Sound (REAPS) is offering a FREE ORIENTATION on Saturday, May 7 for novice investors, new members  and guests designed to help the novice real estate investor make full use of the membership resources and benefits of REAPS in order to jump start their career as a real estate investor. Members of the public are welcome to attend. 

REAPS is the oldest – and largest - professional association for the real estate investor this side of the Mississippi.  As a not-for-profit association, REAPS aims to motivate and support REAPS members and guests through education, discussion, legislative action and networking.  REAPS hosts over 70 live events a year around Puget Sound and they are all open to the public. 

Attendees will receive a free e-booklet, compiling articles on DOING YOUR FIRST DEAL originally published in the REAPS newsletter. These articles help the novice real estate investor start making offers on real estate deals. Today’s market offers enormous opportunities to buy low, choose from a large inventory, and finance at historically low rates.

Speakers at the orientation include practicing real estate investors who will highlight the membership resources most important to new investors.

This FREE ORIENTATION will be held from 10am - 3 pm, Saturday, May 7 at the Mercer Island Community Center, 8236 SE 24th St, Mercer Island, WA 98040. There is plenty of free parking. Because space is limited for this event, please RSVP in advance at the REAPS website www.reapsweb.com.

The orientation ends with a free two-hour workshop on wholesaling for those who join or renew their REAPS membership at this meeting.

Mark Kohler Featured Tonight

CPA and Attorney Mark Kohler is featured at tonight's meeting of the Real Estate Association of Puget Sound (REAPS), the local chapter of the National Real Estate Investors Association in the Seattle area.

Today's Orientation to REAPS


Another successful orientation for new real estate investors to the membership benefits and resources of the Real Estate Association of Puget Sound (REAPS). Approximately 30 new investors attended today's free training in the Lake City neighborhood of Seattle. As volunteer membership coordinator for REAPS, I have been responsible for organizing this quarterly event for the past three years.


I collected ten of the evaluations submitted by today's attendees, but there may have been some that were handed in after I left. Overall, we got excellent ratings on how easy were the topics to understand (3.8 out of 4.0), suitability of content re: learning more about REAPS (3.9), topics covered in sufficient detail (3.9), and overall rating of all topics (3.8). Everyone would recommend this meeting to others, and some of the specific written comments included:

"All presenters were very well-spoken and knowledgeable. I'm motivated and can't wait to get started!"

"Mike's bit at the end w/2 simple strategies and a call to action was great. Consider making that a regular part of the Orientation agenda."

Mike Sumsky's session at the end of the meeting lasted one hour. While not strictly REAPS orientation, it is the kind of training and overview that new investors need to take the tools they just learned and start to apply them. The responses indicate that new investors want this content - but whether or not they would pay to receive it is unknown. Approximately half the audience stayed 1/2 hour past the scheduled end time to attend.

Mike gave an overview of various techniques he uses to purchase properties for residential flips. He then gave the following assignment for participants to speak with 3-5 sellers, each and every week. He recommended using Craigslist to find sellers.

He asked participants to ask the sellers these three questions:
--How long have you owned the house?
--Why are you selling?
--If I paid cash and could close within two weeks, what is the lowest price you would accept?

I also offered participants the opportunity to meet with me and my business partner Bob Malecki during our office hours in downtown Seattle next Wednesday to discuss investment goals and opportunities.

Orientation for New Real Estate Investors


On September 15, REAPS will host another half-day orientation for new investors. This training is absolutely free, open to both members and non-members, and provides a great overview of resources and opportunities available through your real estate investor association.

Anyone who wants to learn more about real estate investing, and about the Real Estate Association of Puget Sound, is welcome.

We will cover the history, structure, and leadership of REAPS, presented by board members and practicing real estate investors Angelique Tinney and Mike Sumsky. Angelique is Chair of the REAPS board, a long-time REAPS board member, and works in the King County Tax Assessor’s Office. She holds a Washington state real estate license, and is currently building new residential on a subdivided lot on the East side. She is a great resource for any questions related to property taxes, tax lots, subdivision, or property values in King County.

In the orientation, Angelique will also talk about REAPS membership in the National Real Estate Investment Association, and how this might benefit investors locally as well as with any out-of-state investing. She will also cover volunteerism and ways to get involved through REAPS.

Mike Sumsky is one of the founders of REI Kitsap, facilitator of the monthly Kitsap meetings, and an expert in lease options and private lending for residential investments. He will be talking about the educational opportunities available for investors through REAPS, including monthly and satellite meetings, professional ethics in the investing industry, and creating credibility through participation in the Professional Housing Provider program offered through REAPS.

Joe Brown and Jordan Reeder are professional business partners involved in commercial acquisition and multifamily syndication in Oklahoma and Texas. They are the “go-to” guys when it comes to membership benefits of REAPS. They can tell you how to maximize your visibility in front of other investors and lenders, and how to save lots of money on those residential flips through skillful use of the many REAPS member benefits. They can even show the novice investor how to set up their back-office systems using REAPS benefits.

Dawnya Ikerd is a shy, but unusually successful real estate networker. Virtually every position in real estate she has held recently has been thanks to her networking through REAPS. She oversees the partnership program of REAPS, which provides great opportunities for corporate visibility in front of investors. She will cover opportunities like advertisement and articles in the monthly magazine, and speaking opportunities in front of the REAPS membership, for any investor looking for business connections and greater visibility.

Todd McMeckin, who also works at the King County assessor’s office and who invests in North Dakota real estate, will be helping out at the registration table for this free event.

A no-holds barred, question and answer session follows at the end of the orientation, for any burning questions that a new investor may care to ask. All will be facilitated and moderated by yours truly, and my bio follows at the end of this blog.

This orientation is now required for anyone who wants to volunteer through REAPS. Please invite your family, friends and loved ones – anyone who cares about you and this wacky new direction you are pursuing. Or anyone else who may be interested in real estate investing. Because space is limited, we ask that attendees please pre-register.
