Pine Lake Waterfront

It is commonly held that you haven't seen Seattle, unless you've seen it from the water. Seattle is a beautiful city, on the shores of the estuary that is Puget Sound. We are blessed with waterfront that includes saltwater bays, rivers, and fresh water lakes.

So we investors sometimes like to venture a bit farther from the City to the beautiful waterfronts that make up King County. One such area that is a hidden gem to many is that of Pine Lake, a small lake just east of Lake Sammamish.

Waterfront is always difficult to appraise, as each is so unique. But I thought I would share some statistics to identify trends that have been happening in this particular waterfront market.

Here is what we find looking at three years worth of data from the NWMLS:

Median sales price in the Pine Lake area was:
2015 - $807,500 ($262.43/sf)
2014 - $660,000 ($236.56/sf)
2013 - $648,475 ($209.12/sf)

This upward trend in prices is reflected in recent sales figures throughout King County. But there are still good deals out there for investors looking for waterfront property.
