Winter Listings

Kenneth Harney had an interesting post in yesterday's Seattle Times about posting residential listings in the winter. Common wisdom is that the best time of year to list a property is during the spring and summer, when the weather is warmer and sunnier. Homeowners believe that more buyers start looking at these times. And for most homeowners, there is too much going on during the holidays to worry about listing their property for sale.

But according to a recent Redfin study, homeowners are more likely to receive more than their asking price for listings during the months of December, January, February or March. This surpasses the possibility of higher prices for listings any time June through November.

It turns out that February is historically the best month to list, if you want to sell your house quickly, with 66% of the homes listed in that month selling within 90 days. Certainly there is less competition for sellers when they list during January or February.
