Best Seattle Neighborhood for Investment?

Of the ten neighborhoods Redfin has declared as the hottest markets in the nation, one is Seattle's Roosevelt neighborhood. Redfin looked across several housing metrics and compared them with the previous year's data. Those metrics include median sale price, price per square foot, number of homes sold, how fast homes sold, and the percentage of homes that sold above list price. The neighborhoods that made the top 10 are mostly adjacent to other highly sought after neighborhoods that have become difficult to get into because of high prices and few homes for sale.

What makes Roosevelt so hot is a great location with easy access to Interstate 5, parks and nearby shops and restaurants. The neighborhood is slated for public transportation improvements, such as a planned light rail station that will go through the heart of the community. Roosevelt is also more affordable than adjacent neighborhoods such as Green Lake and Ravenna, but it offers quick access to amenities in those communities.

According to Wikipedia, the boundaries of the Roosevelt neighborhood are Interstate 5 to the west; NE Ravenna Boulevard and NE 60th Street to the south; 15th Avenue NE to the east; and Lake City Way (SR 522) to the north.
