Why is it that each state regulates the training and certification for real estate brokers and agents?
Is it because real estate agents provide financial guidance to individuals making one of the largest investment decisions of their life?
A good real estate agent makes what they do look easy. They set up a customized search for their clients, and for many clients, there is little more perceived value than showing them houses. But a good agent does a lot more than find a house, open the door, and make sure valuables inside remain safe.
A competent agent will be trained in all aspects of real estate. They will understand legal terms and contracts, but are not authorized to practice law. They will be familiar with all aspects of a real estate transaction, from the marketing and showings, all the way through to the closing of the transaction and recording of the legal documents with the county. A good agent will understand which terms are negotiable, and how to get the best deals for their clients, based on solid negotiation skills. A good agent is good with people, but also has sharp analytical and communication skills. A good agent is knowledgeable about trends in the market place and knows something about economics and demographic trends. A good agent will have knowledge about creative ways to acquire and sell property. They may also know about property management and income opportunities, for both residential and commercial properties. They have a strong network of real estate professionals, including contractors, inspectors, lenders, and closing agents.
