Seattle Daily Journal of Commerce just called for a short blurb about our Van Gogh Studio Lofts project, as the first transit-oriented development in Rainier Beach.
We are preparing to make a presentation to the City of Seattle for Early Design Guidance, and finalizing our proforma budgets.
One step in our process has been to look at standard rent comparables, but also to look at other existing artists spaces in the City of Seattle. Here is a list of artist studio spaces provided to us by Matt Richter of the Seattle Office of Arts and Culture:

Rental prices range from $12 - $48 per square foot annually, with $18 - $22/sf being more typical. Van Gogh Studio Lofts will be both living space AND work space, and will be priced within this same range for brand new construction. It is scheduled to open in early 2016.
