Western Washington Waterfront
There are currently 282 active residential listings for three+-bedroom waterfront homes in King, Kitsap, Pierce, Snohomish and Island counties listed on the NWMLS right now. The least expensive is listed at $74,900 and the most expensive is listed at $28M. Median price is $1.1M.
The three 3-bedroom homes that are under $125,000 are either teardowns, bank-owned, or both. But that doesn't mean there aren't deals out there! There are 49 waterfront properties with less than three bedrooms, priced under $600,000.

Fall is a great time to be looking for waterfront property, as the weather turns cooler and vacation homeowners close up their properties for the season. Perhaps they did not get to use that second home as much as they would have liked, and the trouble and upcoming expense of maintaining another home is weighing on their mind.
