Seattle Value-Add Properties



How does an investor go about adding value to a listed residential property?

Most investors are familiar with buying properties cheap that need a lot of fix-up. But there are other ways to add value. Here are a few ideas.

There are eleven two-bedroom properties listed in Seattle that have been on the market for more than 50 days, and have sufficient square footage to add another bedroom. The longer these sit on the market, one might presume the more motivated the Seller will become. Most listings are over-priced, but a few are owned by the Seller free and clear, opening up the possibility of owner financing. If the right purchase price can be negotiated, a few of these properties may allow for added value with the addition of an extra bedroom and/or bathroom.

There are 10 Seattle listings that have at least six bedrooms and are priced under $900,000. These properties may make great buy and hold rentals for investors looking for opportunities to rent by the room or operate a group home.

Many other investors look for properties with large lots that may be subdivided. Or properties sold as residential, but that have commercial zoning.
