I love this time of year, not just because of the great holiday cheer, the presents, the food and the loved ones. But also, it is a great time of year for home buyers to get out and look at property!
Because no one else is looking! There is much less competition for listed properties, so it is a great time to look around. The weather is dreary, and other buyers are distracted with holiday plans and parties.
Also, because sellers are more motivated. If someone has their house on the market now, it is usually because they are MOTIVATED to sell.
Right now, I am negotiating on a waterfront property to buy on Vashon Island for a medium-term rental; and on a commercial property zoned NC2P-40 near a Light Rail transit stop in South Seattle. One is a listed property, and one is unlisted. No one else is bidding on these properties right now.
There are 791 residential properties in the city of Seattle listed for sale on the NWMLS right now. Of these, 305 have been on the market for more than 90 days; 212 for more than 120 days. 26 houses in the current inventory specifically mention some type of owner financing; these 26 have been listed for a median of 72 days on the market.
Of the current inventory, 46 are priced below $200,000. 69 in the current inventory are bank-owned. 29 are listed as waterfront properties.
